Building Commissioning

ScienceDirect defines commissioning as “the integrated application of a set of engineering techniques and procedures to check, inspect, and test every operational component of the project—from individual functions such as instruments and equipment, up to more complex entities such as subsystems and systems. Importantly, this includes the operation of all systems, subsystems, and equipment over as full a range of operating conditions as possible.” (ScienceDirect, 2008).

In simple terms, commissioning is an engineering procedure that takes place after construction to ensure that all systems and equipment are set up and functioning optimally within the building.

For more than 20 years, Syska Hennessy Group has been providing commissioning services globally to clients in sectors such as commercial interiors, critical facilities, education, government, healthcare, mixed-use, retail, and science and technology.

Our commissioning team operates as a specialized group within Syska, providing consulting, commissioning, and technical documentation services to building owners and managers in any geographic location worldwide. These services support facilities that operate efficiently, correctly, and sustainably – critical considerations at a time when companies are looking to revolutionize the performance of buildings they own or occupy. Long-term benefits include not only a high return on investment, but also a positive environmental impact.

Commissioning Goals

The goal of Syska Hennessy’s commissioning process is to see a design through from concept to construction into occupancy and deliver state-of-the-art building performance and functions. The key to our success is working closely and cooperatively with the design and construction teams and with the owner. To achieve our mission to assure reliable and efficient operation, our commissioning team works to boost current building performance and provide high-quality services that prevent future problems.

The results are facilities that operate optimally, secure energy savings, avoid costly repetitive breakdowns, and achieve full equipment life and system reliability.

Commissioning Benefits

Whether you are just starting a new project or working with an existing building our team can help you every step. Some of the benefits you can expect are:

Superior Energy Efficiency

Commissioning services lead to more efficient buildings that produce less waste and are also cheaper to maintain.

Reduced Utility Costs

Up to 20% of the total utility cost is saved compared to a non-commissioned building. Commissioning also reduces first costs related to construction, energy efficiency, and maintenance.

Occupancy Wellbeing

Our commissioning process improves indoor air quality (IAQ) and natural lighting. Furthermore, quality installation of equipment and systems leads to fewer occupant interruptions and increased occupant safety.

Improved Building Performance

Our team will make sure that everything is up/installed and running properly. Building repair and resolution of mechanical issues can be costly. Commissioning significantly reduces the need for such repairs.

The Building Commissioning Process

The Building Commissioning process is a systematic approach to the design, construction and commissioning of buildings. It ensures that all building systems are designed in accordance with the relevant standards and regulations, and that they function as intended throughout their life cycle. The process also provides an opportunity for the owner/operator to be involved in the design, construction and operation of the building at each stage.

Types of Commissioning Services We Provide

Fundamental and Enhanced LEED Commissioning

Navigating LEED? Our team can assist with fundamental or enhanced commissioning. We review the energy consumption of domestic hot water systems, mechanical systems, controls, and other applicable energy systems.

LEED EB (Existing Buildings)

Aiming for LEED EB? Our team can help ensure that your facility is energy efficient. We assess overall systems, building operations, and controls.

LEED Measurement and Verification

Through measurement and verification, we evaluate how a facility or building is performing. Our team can help test and verify that the systems installed are working and performing as designed.

Commissioning Script and Specification Development

The team can develop dedicated operational scripts and specifications to improve ongoing operations. Such documents are critical aids in ensuring smooth operations throughout the life of a building or facility.

Retro-Commissioning

The team can develop dedicated operational scripts and specifications to improve ongoing operations. Such documents are critical aids in ensuring smooth operations throughout the life of a building or facility.

Design Review

Construction observation supplements the responsibilities of the design team and the construction manager. It focuses not only on the quality of the installation, but also on compliance with the construction documents, manufacturers’ recommendations, and maintenance requirements, including accessibility as well as potential errors /omissions that could be detrimental to start-up as well as future operations. The team can conduct periodic visits for construction observation.

Local Law 87

For those in NY, LL87 is a local law that states that buildings containing more than 50,000 square feet must submit a report on energy efficiency every 10 years. The report includes data from energy audits and results of retro-commissioning. The team can help you navigate the law and advise you on its application to your facility/building. We will evaluate the building in a holistic way to ensure that no energy is being wasted.
