    • People spend approximately 90% of their time in enclosed spaces. Clean air is essential to occupant health, and human exposure to harmful contaminants needs to be minimized in order to maximize benefits to productivity, well-being and health.
    • Lighting and shading control systems meet the visual needs of individuals while adjusting to circadian systems of occupants and optimizing human wellness.
    • Air-quality monitoring provides ongoing measurement of contaminant data to educate and empower occupants about their environmental quality. Monitored contaminants include carbon dioxide, Total VOCs, PM2.5, PM 10, carbon monoxide, formaldehyde, ozone, and nitrogen dioxide.

    • Encompasses occupancy levels, movement flow, and space usage.

Convergence and Technology – Successfully converged systems provide a “seamless” platform to allow the sharing of data. The use of the Internet of Things (IoT) sensing and device solutions can aggregate data on occupant mobility and space usage. Consequently, building owners and managers can recommend improvements for workplace optimization and planning and temperature control efficiency to maintain a  modern, healthy environment for occupants and to facilitate management of a building asset.

A Day in the Life of a SMART Building Occupant (SBO)

7:30 a.m. (Use Case #1): SBO wakes up to find a meeting request from manager at downtown office. SBO opens up Calendar feature on Occupant app and books a meeting room based on location, room resources (AV video conferencing), and the number of attendees who can be accommodated while adhering to room density requirements. At the same time, HVAC and lighting systems are scheduled in conjunction with the scheduled time.

8:30 a.m. (Use Case #2): SBO Utilizes mobile phone for security access to downtown office, where the building’s security and occupancy sensors are used to monitor compliance with face covering and social distancing considerations. When SBO verifies meeting room location at lobby information kiosk, the elevator is automatically called to take SBO to the designated floor and reserved meeting room, which is already lit and comfortable.

9:30 a.m. (Use Case #3): The meeting is over but SBO decides to spend the day in the downtown office. Accordingly, SBO opens up the Reserve feature on the Occupant app and reserves a hot desk. It has been a while since SBO has been in the office, so Wayfinding is selected on Occupancy app and SBO receives directions on how to get to the reserved hot desk. Upon arriving at the reserved desk, SBO adjust the lights and feels a little cold, so Wellness is selected on the Occupant app, enabling SBO to adjust the lighting levels and temperature using a personal handheld device.

1:30 p.m. (Use Case #4): Based on people-counting analytics, a work order is automatically generated to have common areas such as restrooms and kitchens cleaned and disinfected.

2:30 p.m. (Use Case #5): When SBO’s colleague stops by the hot desk to continue their earlier discussion, SBO’s Occupant app sends out an alert if appropriate social distancing measures are not maintained. Should the occupant density around SBO’s hot desk become too high, Human Resources may also receive notification to evaluate the best steps to maintain safety. Meanwhile, density sensors monitoring SBO’s hot desk cue the HVAC system to adjust indoor air quality measures to meet the current occupant volume.

3:00 p.m. (Use Case #6): SBO finds one of the restroom stalls is continuously running water, and therefore selects Work Order to enter a description of the problem.

4:00 p.m. (Use Case #7): SBO notices that a suspicious unattended package is located in an unoccupied conference room. SBO selects Security Alert on Occupant app to notify Building Security of the suspicious package. Building security receives alarm message from SBO and decides to evacuate the floor. SBO receives a Mass Notification alert to evacuate the floor. The Wayfinding Occupant app automatically sends all floor occupants directions for safe egress out of the building.
