Grant Thornton, LLP, the U.S. member firm of Grant Thornton International Ldt, one of the world’s leading organizations of independent audit, tax and advisory services, relocated its headquarters to the former Chicago Title & Trust Building. Syska Hennessy Group’s work included a complete renovation of 20-year-old HVAC systems and controls across 137,000 sf on floors two through five and 24 for general and executive offices, a conference center, catering pantry and video recording studio.
At the start of the project, Syska evaluated the existing HVAC systems and controls to determine their suitability for reuse during Grant Thornton’s 15-year lease period, but discovered after review that it was unlikely that any of the equipment could be reused.
Fortunately, the perimeter electrical baseboard heating units on each floor were well-maintained, operable and suitable for reuse in conjunction with new fan power boxes. We integrated the existing baseboard with a new control to allow the units’ reuse, therefore preventing the installation of more than 1,800 linear feet of new electrical baseboard and circuiting.
Grant Thornton’s 24th floor houses both the executive suite and a video studio to enable in-house productions. Because of the client’s rigorous acoustical requirements, we positioned HVAC equipment away from private offices and conference/teaming rooms to minimize potential sound transmission. We specified and strategically placed extra-quiet fan power boxes and carefully routed ducts throughout the ceiling space.
VOA Associates designed an extensive decorative lighting system, and we coordinated their design with innovative control systems. Because this renovation was designed according to LEED standards, and the requirements for lighting power density were stringent, we used a state-of-the-art Lutron system to provide total occupancy sensors and daylight throughout the space. This feature has reduced energy costs and baseline energy usage by 22-percent. In 2016, this project received LEED Gold certification.
Following the success of this renovation, Syska has worked with Grant Thornton on other projects in Cincinnati, Washington, DC, and New York City.
