The estimated $500 million project is the biggest private development to be built in downtown Sacramento and include two 54-story residential towers with more than 800 condominiums. When completed they will be the tallest buildings in Sacramento’s history, by over 200 feet, at a height of 615 feet (54 stories-last condo level). It is located on the waterfront, near Old Sacramento and Downtown Plaza, and just a few blocks from the Capitol, covering one city block. Tower 1 comprises of hotel with 229 keys (hotel levels 1, 2, 3,11 through 21) with 343 condominium units on levels 22 -54. Tower 2 comprises of 467 condominium units on levels 11 through 54.

The hotel operator InterContinental Hotel & Resorts, is better known overseas than in the United States, InterContinental operates hotels around the world, including the historic Le Grand Hotel in Paris. The 4 star hotel will occupy space in tower one offering every luxury feature and accommodating services possible. 24 hour concierge and room service, valet service, 55,000 square feet of high caliber retail (levels 1 and 2), a state of the art fitness center (40,000 square feet on levels 10 and 11), world class spa (12,000 square feet on level 10), secured parking with 1,160 stalls on levels 3 through 9, heliports on both towers, podium rooftop swimming pool, a gourmet market, fine and casual restaurants, designer boutiques and a coffee bar are planned to offer travelers and residents a variety of places to spend leisure time.

The first condos could open as early as summer 2008 with prices ranging from $300,000 for a one bedroom unit of approximately 650 square feet to $6 million for a 6,000 square foot, double height penthouse on the 54th floor. Pre-sales for Tower 1 completed with 90 sold in two days and pre-sales for Tower 2 to begin soon. More than 500 condominium buyers have put down refundable deposits of about $10,000 per unit and will be asked to drastically increase those deposits and agree to make them nonrefundable.

The project is being designed by MulvannyG2 in Bellevue, Washington and the Seattle office of Syska Hennessy is the consultant for vertical transportation.
